Rated 1 out of 5 by from James Hardie siding is pain, suffering and misery. Advertising sounds great: great fire rating, hail damage resistance, termites resistance. But let me tell you what is not advertised. Firstly, it is quite an expense to install it. In most places it's more expensive than stucco and x-times the price of PVC siding. Secondly, it's hard to install right. Your installer has to be very proficient. I have used one that was recommended by James Hardie themselves and installation was ruined (see pics after 2y). Thirdly, manufacturer warranty is next to none. It's next to impossible to claim anything. I was told it's quote "between myself and my installer". Lastly, if installed over foam, it moves and flaps, waking up family members and completely ruining my life. I wish I can turn back the time ...

Be careful when loading on a truck or carrying as it breakers very easily if not moved it the correct way. I did not purchase the special hardie plank saw blade or plank cutter. I used a regular Diablo cross cut wood blade in my compound mitre saw. It dulled the blade, but worked fine. I just bought a new wood blade after which was much less costly than the special blade.

Rated 5 out of 5 by from Clean and nice These hardie basic unprimed boards are about the cheapest thing for siding. It’s far superior than vinyl but it does have some negatives. Number one negative is it breaks easily since it bends under its own weight. Carry w care, delivery usually involves several broken boards. Avoid using a saw blade as it causes a lot of silica dust. Cross cut easily w a variety of method including a deep score w a sharp blade, then snap along a straight solid surface. Rip cuts are difficult and can happen around windows for example. The recommended ‘envelope’ would be using ~1/2 “ thick treated plywood strips (rain strips) that are nailed to studs on top of the tyvek or similar membrane. Nail the boards to these rain strips. This creates a 1/2” breathing space for not only the wall and tyvek but also for the hardie board itself. Remember that concrete is essentially porous so the boards can get damp and that stops damp boards from contacting the membrane. Get a pactool gecko tool that holds the lower board while u add the next upper board. Makes it less likely to ruin a board from the noodle effect and a one person job is now possible, Get a nail gun and then set the psi accordingly. That method will rarely wreck a board from nailing, Keep a small 1/8 gap between boards on the same row. When done properly it looks clean and pro. Another negative is that the concrete nature of it sucks up paint so that makes a Hardie coloured board a good option.

can it be stored outside in all weather uncovered until used.

I have had Hardie Board for several years and the joins are very visible as whatever was used on them has worn away. Can I just use any outdoor caulking to fill the joins or is there a special product"

What is the fire resistance of this siding? This is a BC building code requirement.

Regarding fire resistance, James Hardie siding is classified as non-combustible. For BC building code, that is required for any wood-frame building over four storeys. If it is a fire rated wall you are looking for, there are many ways to achieve that with James Hardie products, but it is part of a greater assembly, which includes non-combustible drywall, among other products (steel studs etc). This is much less common, but there is no single product that will give you a fire rating.
