I took pictures of it and went to my local Home Depot. Gary in the plumbing depart told me exactly what it, a Tempering Valve, and what I would need to fix it. Unfortunately the Lower Paxton store did not have the tempering valve but he informed me the Harrisburg store on Derry Street did have them. I purchased all I needed and made the repair. 1 and a half hours later no leak, no corrosion, and the valve allows me to set my hot temperature perfectly. Thanks to all!!

Rated 1 de 5 de par Do not buy this vavle. I have been a plumber for 40 years and I have never had a valve that is so difficult to solder. After trying to sweat this valve to copper tubing and copper fittings eight different times I finally gave up trying to make leak free joints. I don`t know what type of solder or flux is needed on this lead free brass ,but the common lead free solder used on copper and brass will not take properly and every time I soldered the valve the joints leaked. I guess that is why this valve from Home Depot was so much cheaper than the Watts valve the plumbing parts store is selling.

Rated 3 de 5 de par Works as described This valve works as it is described. Meaning it is adjustable and provides somewhat controlled tempered water by mixing an hot water source and cold water source. I had some difficulty removing the old valve. The solder joints were not pretty and the valve stem had leaked and left a bunch of crud on the stem. I couldn't adjust the valve anymore or open it to use the rebuild kit. I have no idea how old the valve was but the one on there was not the lead free version. If I had to guess I would say mid 90's is when it was installed. So 20 years? Not bad I guess. Removing the old valve I had to cut a few of the connections as they would not unsolder. I did my best to drain all of the water out of the system but I think the valve was closed on the cold side and it kept some water in the coil making it very difficult to unsolder. So I cut and removed it. The new one soldered on with no problem since the water was now out of the line. I expect to have the same problem removing this one if I ever have to. I surely hope I don't though. It is a bit overpriced here and and home depot. Its even worse at a plumbing supply store (~$100).

Rated 1 de 5 de par I've purchased a new one of these each year for the past 5 years. Easy to install more frustratin... I've purchased a new one of these each year for the past 5 years. Easy to install more frustrating to take off and replace. In my experience they last about 7-8 months then time to install the the repair kit, which frankly is just a stop gap till a complete replacement. my furnace is cleaned regularly, the valve head is turned monthly just to make sure it doesn't get jammed up... After year one I installed a softener and Acid neutralizer to balance out my water. No difference in the parts overall performance but better city water quality. Currently its broken again and I'm researching a different brand or solution. Oil furnace and tank-less hot water heater is only 9 years old. Plumbers baffled, supply house baffled, home owner baffled and over luke warm showers.

Works great then the spring retainer pops off the stem. Poor assembly. Lasts 4 to 11 months. Replaced this twice already. Buying something else.

Rated 1 de 5 de par Find another solution... I had no problem installing this thing, but even with the most mineral-free water, it gets jammed with deposits in less than a year. You can get a repair kit, but you will be doing it every year. After installing two repair kits, the valve stem will leak and you will need to buy a whole new valve. Really a waste of time.

I've come to find I've suffered out of ignorance for decades using this Taco/Watts valve. It somehow was the local plumber's favorite for installs, and at $15 a pop it was usually the only in-stock tempering valve on the supplier's shelf. It never really works well, constantly looses regulation, and finally craps out in 2~3 years requiring replacement. In retrospect it wasn't even worth that $15 back when and given the LUNATIC pricing for it now, I decided to abandon the madness. I picked up a Honeywell AM100 series tempering valve which performs as well as this Taco/Watts valve performs spectacularly bad. Well made, easy adjustment, teflon coated internal surfaces, AND integral union connections for hot/cold/mix. The AM100 worked so well I bought a second for a quick maintenance cleaning swap which isn't possible with the Taco/Watts nightmare. If you shop around the AM100 can be had for less than the cost of this joke.

Rated 4 de 5 de par $70 for a thermostat?!?! Happy with the results. Well the whole review is going to start with the same issue you're probably having if you're reading these reviews. Every once in a while I would notice my hot water coming from my oil fired boiler would not be as hot as it should be, I had originally thought well maybe its because the temp is dropping outside and I am just use to the summer temp(my oil fired boiler runs the forced hot water base board heat and the hot water for the taps). All good in theory until I started getting primarily cold showers. Ok time to dig! I started with the mixing valve because they are just a thermostat like in you're car, it turned out being just the mixing valve and it took a lot of headache out of the job. If you know how to solder with flux, almost anyone can change this, remember extra pipe and elbows(they are cheap and good to have) just in case you can not unsolder the joints, mine were old and i had to cut the old ends off, The part was like the old one but had a plastic knob on top, not metal, good quality and seems durable. The price I thought was outrageous!!! Over $70 dollars for a thermostat? Really?? They use to be $30-$40. Other than the price, i am satisfied with the product, hence four stars. P.S. Keep the water on the cold side the first time you shower, gradually easing into the hot side, I had forgotten how hot the water use to be, it was not pretty. Have fun!

Google "what is a watts tempering valve" for detailed information. It is a valve that "tempers" or adjusts the temperature of scalding hot water coming out of the boiler. Cold water is mixed to reduce the temperature for household use. Notice the markings on the valve "hot" (input), "cold" (Input), "mix" (output). The thermostat within the valve adjusts the mixing process to output the right temperature for household use.

Yes - You will need to disassemble it. ->Go to Watts.com; and, in the Search box, enter "LF70A-F", without the quotation marks. That will take you a page displaying a picture of this product. Click on the "View Details" link. That will take you to the Details page for this product. Under the Resources tab, click on the "Installation Instructions" link. That will bring up the PDF file of the Installation Instructions. On the left side of the first page, note that there are four "NOTICE" headings. Under the second "NOTICE" heading is the following warning: "BE SURE TO REMOVE THERMOSTATIC ASSEMBLY from valve before sweating connections, otherwise it will become damaged." -> To remove the thermostatic assembly, unscrew the top of the assembly from the valve body. You may want to use a pair of Vice Grips for this. The thermostatic assembly should come out as one piece. There's a drawing of it on the right side of the first page of the PDF. The drawing is titled: "Thermostat and Bonnet Assembly"

No, it will not. Hot water will always fully flow. Turning the handle tweaks the rate at which cold water will mix in as determined by the thermostat spring inside. You need separate valves. Probably 3 valves is best so you can easily service this. I hated this valve by the way. I went through three repairs while my daughter was young. Even with municipal water, they would crust up badly inside with minerals every couple of years and fail to control the temperature. I got rid of it and just use a manual valve to mix in some cold water with the hot line.

Any reason I can't just buy a new Watts tempering valve and simply replace the guts from the new valve into the existing vale body?

Please ask one of the associates in the store as to which isle, that I am not sure of. The Watts department number is 26, they can tell you where department 26 is and from there you will be able to locate all of the valves.

As far as I know, there is no repair part for the bonnet assembly . If you purchase a brand new valve, (which is very reasonable), you can use the bonnet assembly from the new valve in the existing. valve body. The valve repair kit is: Model # LF70A-RK Internet #205492524 Store SKU #258234

Hi, There is a stop pin on the underside if the plastic handle. If you're trying to adjust it that way it will not go. There shouldn't be any reason it wouldn't adjust the opposite way however. It may be that hard water has built up scale inside and needs to either be cleaned out or the valve replaced.
